The Story

A Facilities Management (FM) company responsible for a new, high-security warehouse in Wellingborough approached iX5 Pest Control in May 2025. They’d seen our work through the Northants Chamber of Commerce and wanted a partner to deliver proactive rodent control alongside their broader FM services, with the flexibility to handle other pests reactively as the site bedded in.

The warehouse, storing high-value goods, had only recently gone live. With staff, processes and suppliers still ramping up, the FM team wanted a pest control plan that was audit-ready from day one, aligned with site inductions and security protocols, and capable of adapting as operations grew.

The Challenge

Large, modern warehouses offer abundant harbourage opportunities if not planned correctly: expansive loading bays, pallet returns, waste management, perimeter landscaping, multiple access doors, and sometimes building design and construction. Add strict security procedures and tight operational SLAs, and the programme has to be both thorough and friction-free, keeping risks down without slowing the flow of goods.

What We Did

1) Commencement & security alignment

  • Conducted a full site assessment and proposal prior to contract set up.
  • Completed site induction/permit and access review with the FM lead to align visit protocols with security requirements.
  • Produced site plans showing internal and external monitoring points, with unique IDs for traceability.

2) Proactive rodent control

  • Installed a mapped network of internal and external monitoring stations, positioned to intercept activity at key locations throughout.
  • Adopted bait stewardship principles: evidence-led use of rodenticide and non-toxic monitoring as baseline.

3) Reactive readiness for other pests

  • Agreed a reactive call-out framework (service windows and escalation path) for occasional issues such as wasps, flies etc, ensuring rapid response without disrupting warehouse operations.

4) Reporting & KPI support

  • Implemented audit-ready reporting after each visit with findings, trend charts, photographs, recommendations and corrective actions where necessary

Results at a Glance

  • Contract live from May 2025 with seamless onboarding to high-security protocols
  • Internal and external bait/monitor network installed and fully documented
  • Evidence-led stewardship: prevention first, targeted intervention where justified
  • Reactive response in place for non-rodent pests to protect service continuity
