The Story
A well-known town centre club in Northampton had used a national company for routine pest control services, with baiting points positioned around the premises. Despite that arrangement, the management team felt the service wasn’t meeting expectations. Having seen our responsiveness on wasp nest treatments in previous years, they approached iX5 Pest Control for a proposal as their existing contract neared its end.
We produced a clear proposal, focused on preventative rodent control and enhanced communication. The club accepted our proposal on the same day, and the new contract went live in August 2025.
The Challenge
Town-centre venues face potential risks of rodent activity due to the nature of their environment, with lots of food sources around, frequent deliveries, waste management, nearby food outlets, and complex building arrangements and adaptations that create easy harbourage. For the club management, the priority was a contractor who would work with them proactively and responsively, with effective record keeping and communication.
What We Did
1) Contract commencement
- Completed a site survey to review historic activity, local risk factors and building structure / potential access points.
- Provided clear service level documentation so it was clear exactly what service was being provided, and how this was to be delivered.
2) Modernise monitoring & baiting
- Installed new internal and external bait/monitor stations, mapped and numbered for traceability.
- Adopted bait stewardship principles (non-toxic monitoring as default; with rodenticide use only where justified by evidence).
3) Prevention first
- Assessed the whole building internally and externally to identify proofing and housekeeping improvements.
- Built checks into the proactive visit plan so small issues are identified before they escalate.
4) Communication that helps
- After each visit, clear written reports are provided and also saved into our bespoke online client portal, outlining the visit findings and any actions required.
- Managers also have one contact point to raise interim issues if necessary, between scheduled visits.
